As we start July 2023, I wanted to take a moment to answer the age old question that REALTORS get on an almost daily basis! How is the real estate market? This is a loaded question for most Agents as the market is very segmented into prices, home size, and other factors. Generally speaking the market remains strong in most segments, but cools as prices go above $450,000. We still see the most market ready homes going on and selling quickly, however the average days on market overall has grown.
Inventory is up slightly, but down compared to historical Flint Hills area home inventory by about 50%. Typically we see Pre-Covid numbers of 450-550 homes on average on the market and currently we are under 300 homes on the market, but up from 2021 and 2022 numbers. Because interest rates have doubled since that same time, homes under contract have also dropped with the year over year amount of homes under contract down about 22%. This means the buyer pool for certain price points has declined, while other price points are stronger.
